Business Development Manager

Requirements:Bachelor’s degree
- Strong in retail/ real estate
- At least 5 years expereinced in Business Development role
- Thorough understanding of real estate landscape
- Well networked in the market with Mall owners/ Landlords/ Builders/ Brokers
- Great negotiation and influencing skills
- Target and achievement oriented
- Ability to develop strong working relationships with both internal and external stakeholders
- Strong analytical skills and understanding of key variables and metrics that influence ROIs
- Process oriented and good understanding of consumer preferences
- Must have ability to recognize opportunities and must be able to quickly turn opportunities into recommendations
- Has good appreciation of catchments’ area and demographic profile of customers and uses
- Good skill in commercial feasibility study and analysis.
- Responsibilities:Be the Business Development manage to expand business in Thailand.
- Improve and developing a long-term distribution footprint strategy for the brand based on thorough and structured marketplace mapping
- Feasibilioty study to identifying brand appropriate and commercially profitable properties
- Building good relation with the landlord and stakeholders to neegotiate terms and conditions to meet with company needs for new stores and store lease renewals
- Ensuring completion of the legal and contractual requirements
- Handing over the property (as per targeted timelines) to the projects team.
- Participates in various retail forums to understand trends in real estate / latest development of properties in upcoming areas and moves in early to gain an advantage
- Leads the process of selection of sites and ensures acquisition of brand appropriate and commercially profitable store locations
- Ensures timely completion and handover of projects to the projects team
- Works with the Finance and legal team to ensure all legal and commercial compliances
- Keeps track of competitors distribution
- Ensures strong forecast accuracy
