Sales Manager

Expectations

  • Deliver exceptional sales performance: Achieve outstanding sales results in luxury real estate within a short period of time.
  • Independently manage the full sales cycle: Handle the entire process—from lead generation to closing—autonomously.
  • Possess deep real estate knowledge: Leverage expertise in market trends, property development, and investment strategy to providehigh-value proposals to clients.
  • Demonstrate full project understanding: Acquire in-depth knowledge of assigned projects and respond accurately and promptly to client inquiries.
  • Provide advice to peers: Offer practical suggestions to fellow team members based on personal experience (not a management role).
  • Build and maintain strong client relationships: Foster long-term trust with clients and generate referrals or repeat purchases.

Not Expected

  • Team management responsibilities: No need to supervise, train, or evaluate other members.
  • Systemization or standardization of sales methods: Not expected to formalize or replicate personal sales techniques for organization-wide use.
  • Detailed reporting or administrative work
  • Minimal focus on paperwork or CRM updates; priority is achieving tangible sales results.

Requirement:

Must:

  • Bachelor's degree in any field.
  • Sales experience in housing projects of townhouses
  • Someone with extensive experience selling detached housing projects in the over 15 million range in Bangkok.
  • Over 5 years of sales experience at a Thai developer or real estate agency with Sales Management.
  • Good in English communication skills (TOEIC ≥ 600)
  • Experiences of management

GOOD TO HAVE

  • Japanese Speaker
  • Able to understand and coordinate with other departments e.g. Business management, Finance, Marketing, Project development, and other related fields.
  • Experiences in House and Condo with Developer company will be advantage

Vice President of Sales

Expectations

  • Rebuild and systemize the sales organization: Establish a structured sales foundation including strategy, process design, and KPI management.
  • Implement industry best practices: Bring proven methodologies and sales systems from other top developers and adapt them to fit our organization. Able to provide appropriate advice on project pricing, customer flow design, and sales scripts proposed by the sales manager, and can build a system that drives sales.
  • Develop a high-performance management system: Build training, evaluation, and incentive frameworks that enable consistent team success.
  • Collaborate closely with executive leadership: Formulate mid- to long-term sales strategies based on market insights and competitive analysis.
  • Drive cultural and organizational transformation: Overcome language and cultural barriers to foster a results-oriented, collaborative sales culture.
  • Ensure accountability and sustainable growth: Deliver measurable sales improvement while building long-term organizational capability.

Not Expected

  • Individual sales contribution: While occasional client involvement may occur, the main focus is leading through systems and teams, not direct selling.
  • Short-term sales focus: Emphasis is on strategic and sustainable growth, not only on immediate numbers.
  • Passive adaptation to existing structures: Expected to challenge the status quo and introduce new ideas, frameworks, and perspectives
