Finance Manager – Real Estate

Position: Finance Manager

Department: Finance & Accounting

Reports to: Managing Director / Company Owner

Location: Phuket, Thailand

Role Summary

The Finance Manager is responsible for overseeing the company's financial planning, budgeting, cash flow management, and financial reporting. This role ensures strong financial control, accurate forecasting, and compliance while supporting management with data-driven financial insights to guide business decisions.

Key Responsibilities

Financial Planning & Control

  • Prepare and manage annual budgets, forecasts, and cash flow plans
  • Monitor financial performance against budgets and targets
  • Analyze financial results and provide recommendations to management

Cash Flow & Treasury Management

  • Manage daily and monthly cash flow
  • Monitor incoming and outgoing payments
  • Ensure sufficient liquidity for operations, projects, and investments

Accounting & Reporting

  • Oversee accounting records and financial statements
  • Ensure accurate monthly, quarterly, and annual financial reports
  • Coordinate with external accountants, auditors, and tax advisors

Project & Investment Finance (Real Estate)

  • Track project budgets, construction costs, and payment schedules
  • Monitor sales proceeds, commission payments, and cost allocations
  • Support financial modeling for development projects and investments

Compliance & Risk Management

  • Ensure compliance with company policies and legal requirements
  • Monitor financial risks and internal controls
  • Support due diligence and financial reviews when required

Management Support

  • Provide clear financial reports and summaries to the Managing Director
  • Support strategic planning, pricing discussions, and investment decisions

Key Performance Indicators (KPIs)

  • Accuracy and timeliness of financial reports
  • Cash flow stability and forecasting accuracy
  • Budget variance control
  • Compliance and audit outcomes
  • Cost control and financial efficiency

Qualifications

  • Bachelor's degree in Finance, Accounting, or related field
  • Proven experience as a Finance Manager or Senior Accountant
  • Strong knowledge of financial planning, budgeting, and reporting
  • Experience in real estate, construction, or project-based businesses is preferred
  • Strong analytical skills and attention to detail
  • Proficient in accounting software and Excel
  • Good communication skills in English (Thai is an advantage)

Compensation

  • Base salary (as agreed, depending on experience)
  • Performance-based bonus (if applicable)

Contract Term

  • Initial KPI Period: 3 months
  • Performance Review: End of Month 3
  • Minimum KPI Achievement: 80% of total KPIs

Continuation, adjustment, or termination of this contract will be strictly based on KPI results.
