Project Manager – Data Centre Built-to-Suit (BTS) Site

Location: Chonburi, Thailand

Role Summary:

On-site representative for a built-to-suit (BTS) leased data centre development.

The Project Manager (PM) will be responsible for end-to-end project monitoring, ensuring compliance with all tenant's (lessee) requirements, terms in the lease agreement, and regulatory requirements, and regular reporting back to the tenant representative.

Key Responsibilities:

  • Serve as the tenant's on-site representative throughout the full BTS project lifecycle.
  • Conduct regular meetings and site walks with the lessor's representatives and lead contractor and submit detailed progress reports to the tenant representative.

  • Monitor construction activities to ensure compliance with:

  • Project construction and operational requirements,

  • Lease agreement terms and conditions,
  • Local authority regulations and permitting processes.
  • Identify and escalate risks or deviations promptly.
  • Coordinate with the landlord and their contractors to ensure timely delivery and quality assurance.
  • Support and oversee implementation of Environmental, Health, and Safety (EHS) protocols and delivery to the tenant's standards.
  • Maintain clear and proactive communication with all stakeholders, including the tenant, landlord, consultants, and authorities.

Requirements:

  • Thai national (mandatory), with strong knowledge of local construction practices, regulations, and permitting.
  • Minimum of 8 years' experience in construction project management, or with an MEP construction background.
  • Demonstrated end-to-end delivery of data centre (DC) projects is essential.
  • Strong understanding of stakeholder coordination, risk management, and compliance.
  • Excellent communication, reporting, and interpersonal skills.
  • Excellent command of the English language, with strong administrative, writing, and presentation skills.
