Position Executive Director - Wellness Real Estate Development

About the Role

We are seeking an accomplished Executive Director to lead the strategic, operational, and commercial direction of our growing portfolio of wellness-focused real estate developments, including large-scale mixed-use communities, freehold and leasehold residential projects, and integrated wellness, health, and lifestyle facilities.

This role is ideal for a senior leader with proven experience in wellness centers, health communities, hospitality mixed-use development, or large real estate master planning.

You will oversee long-term development strategy, project execution excellence, financial performance, and the creation of world-class wellness-oriented living environments.

Key Responsibilities

Strategic & Business Leadership

  • Develop and execute the company's long-term strategy for wellness-centered real estate developments, including freehold and leasehold community projects.
  • Lead portfolio strategy, land acquisition analysis, market positioning, and investment feasibility.
  • Drive innovation in wellness real estate concepts (e.g., health-centered living, wellness clubhouse, multi-generational communities, sustainable living).

Project Development Oversight

  • Oversee end-to-end project development: concept, design, approvals, construction, pre-sales, handover, and operations.
  • Ensure integration of wellness components, sustainability standards, and high-quality design and construction.
  • Manage mixed-use components: residential, commercial, health & wellness centers, community amenities, serviced living, or senior living (if applicable).

Operations & Asset Management

  • Lead operations of wellness centers, facilities management, and community services to deliver exceptional resident experience.
  • Manage freehold and leasehold assets, ensuring optimal utilization, compliance, and long-term value creation.

Financial & Investment Management

  • Lead P&L, budgeting, forecasting, and capital planning.
  • Evaluate investment returns, project risks, sales/lease yield, and long-term financial sustainability.
  • Present business plans and financial analysis to the Board and investors.

Stakeholder, Partnership & Government Relations

  • Establish strong relationships with investors, architects, contractors, design firms, wellness operators, and healthcare service partners.
  • Lead negotiations for joint ventures, strategic partnerships, and operating agreements.
  • Navigate regulatory and compliance matters related to real estate development, leasehold laws, environmental standards, and permits.

Leadership & Organization Development

  • Build and lead a high-performing leadership team across real estate development, project management, operations, sales, marketing, wellness services, and asset management.
  • Promote a culture of innovation, sustainability, wellness integration, and excellence in customer experience.

Qualifications & Experience

Education

  • Bachelor's or master's degree in real estate, Architecture, Engineering, Business Administration, Urban Planning, Hospitality Management, or related fields.
  • MBA or advanced degree preferred.

Professional Background

  • Minimum 15-25 years in real estate development, with at least 10 years in senior/executive management roles.
  • Proven track record in:

  • Wellness center / health & wellness community projects

  • Mixed-use or master plan development
  • Large-scale residential (freehold & leasehold)
  • Hospitality / serviced living / lifestyle real estate

  • Demonstrated experience handling multi-billion THB projects or large complex developments.
