Scope

Group-Level (Real Estate, Industrial, Hospitality, F&B, Wellness, Office & Investment Ventures)

Designed to align with the overall vision of the Woraluk Property Group (WP) , which currently encompasses various businesses under its umbrella:

  • Real Estate and Mixed-Use Projects
  • Industrial Estates and Warehouses for Rent
  • Hotels and Serviced Apartments
  • Food & Beverage (F&B) Business
  • Health and Rehabilitative Medicine Projects (Wellness & Rehab)
  • Office for Rent Co-working & Serviced Office
  • New Ventures and Strategic Partnerships (JV / Investment / Platform Business)

Overall Purpose

To lead in defining the strategic direction for the Woraluk Property Group's growth through developing new projects, establishing strategic partnerships, and new investment models , both domestically and internationally, to create value and sustainability for the organization across all business lines.

Key Responsibilities

  1. Strategic Growth & Corporate Expansion

  2. Plan the group's growth strategy in Mixed-use, Industrial Estate, Hospitality, F&B, Wellness, & Smart City.

  3. Analyze new business opportunities (New Market / New Segment / JV Expansion / M&A).
  4. Create Business Plans and Feasibility Studies covering Commercial, Industrial, and Lifestyle Segments.

  5. Evaluate investment feasibility (ROI, IRR, Payback) and prepare presentations for the Board of Directors.

  6. Strategic Partnership & Deal Structuring

  7. Negotiate and develop strategic partnership structures (JV, Franchise, Investment, Management Agreement).

  8. Coordinate with investors both domestic and international (China, Japan, Singapore, Europe, etc.).
  9. Design business agreement structures such as Profit Sharing, Revenue-based Rent, Long-term Lease, REIT Conversion.

  10. Build and maintain relationships with key partners such as Regus, GolfTec, Nantong, and other Operators.

  11. Project Development & Investment Management

  12. Evaluate land and new project development opportunities across commercial, industrial, and retail sectors.

  13. Participate in the development planning of Industrial Estate, Warehouse Park, Hotel, Restaurant, Wellness Campus.
  14. Monitor project performance post-investment (Post-Investment ROI Monitoring).

  15. Work closely with Finance, Legal, Project, Marketing, and Design teams to ensure successful project execution.

  16. Leadership & Organization Development

  17. Manage a BD / Investment / Partnership team of 5-10 people.

  18. Develop the team's capabilities in deal-making, financial analysis, and strategic thinking.
  19. Establish a Pipeline and Dashboard system for tracking projects and deals.

Qualifications

Education
Bachelor's degree or higher in Business, Finance, Economics, Engineering, Real Estate, or an MBA

Experience
10-15+ years of experience in Business Development, Investment, or Corporate Strategy, with at least 5 years at a management level

Industry Background
Experience in one or more fields, such as Commercial Real Estate / Mixed-use Development /Industrial Estates / Warehouse / Logistics Property /Hotels / Serviced Apartment / Co-working Space / F&B / Lifestyle / Retail Development / Wellness, Healthcare, or Rehab Center / Investment/JV/REIT/Fund Management
