**Your role**
- Are you great at managing and handling a broad spectrum of people, from internal local and regional stakeholders, to the outsourced staff and the landlord? Are you experienced at managing the day-to-day operations and be ready to be on call 24 by 7? Are you able to maintain a strategic perspective for country-wide operations and be hands-on in regard to operational matters? Are you experienced in managing office relocation and minor churns within the premises?
- We're looking for someone like that who has:
- A hands-on and committed attitude in managing daily operations of a UBS office;
- Senior management and leadership skills, and can lead a diverse and multi-disciplined team of GCS employees and service providers, close regional engagement and coordination, strong risk awareness / mitigation focus, and relationship management of key business partners and stakeholders.

**Your team**
- You will be based in Bangkok, Thailand, reporting into the Southeast Asia Head of Group Corporate Services in Singapore. Being part of the Group Corporate Services team, you will lead the in-country outsourced facilities management team and all GCS-related activities.

**Your expertise**
- You have:
- At least 10 years of real estate / facilities management experience ideally within an international financial institution
- Experience in real estate, facilities management and vendor operations
- The drive and self motivation to lead a team and work independently, with excellent communication skills to engage effectively with the broader GCS organization and within UBS as a whole
- Experience across a broad range of service management activities, such as relocation project and churn management within offices, overseeing and managing facilities management operations, and possess good understanding of critical engineering infrastructure
- Strong understanding of facilities management, sustainability and environmental program, hospitality, mailroom, office and pantry supplies management, travel, records management, security, health & safety and other office operations.
- A reputation for building effective relationships and influencing decisions amongst business partners and stakeholders, as well as the building manager / landlord on service levels and quality to ensure local services are appropriately meeting operational needs
- A proven track record managing teams (people look up to you)
- Sound financial knowledge with a strong cost management focus
- Strong project / change management skills and experience in crisis management

You will be:
- Responsible for the full scope of GCS services in Thailand, from strategic planning and development through to the efficient delivery of daily operations.
- A strong leader with people-management skills, team player, effective organisational / management capabilities
- Able to build and develop key relationships with GCS colleagues, service providers and business partners
- Highly effective in communication and adept at building effective business cases to quantify the costs and benefits of service offerings
- Very sound in financial knowledge with a strong cost management focus
- Able to provide strong oversight to senior managers, as well as connect with colleagues at all levels
- Fully comfortable using the entire Microsoft Office suite
- Able to communicate excellent written and spoken English, together with local language skills
