Property Management Manager

1. Strategic Planning & Department Oversight
- Develop and implement strategic plans and operational frameworks across all functional areas: Accounting & Finance, Public Relations, Procurement, Facility Maintenance, Utilities, Security, Cleaning, Landscaping, and Customer Service.
- Ensure alignment of all functions with corporate standards and resident expectations within a luxury property context.
2. Budget & Financial Management
- Prepare, oversee, and control annual operational and capital budgets for property operations and after-sales service.
- Monitor expenditures, enforce budgetary discipline, and ensure cost efficiency in line with business goals.
3. Financial Operations & Juristic Entity Compliance
- Supervise all financial activities related to the juristic person, including invoicing, fee collection, monthly/year-end closing, and financial reporting.
Ensure full compliance with legal obligations for juristic person meetings and reporting.
Supervise performance of all external service providers and subcontractors to ensure service quality, compliance with contractual terms, and alignment with luxury standards.
- Manage vendor relationships and evaluate service contracts, warranties, and guarantees to maintain operational excellence.
4. Common Area & Facility Management
- Oversee maintenance, cleanliness, safety, and operational readiness of all common property areas according to regulations and luxury property expectations.
- Ensure regular inspections, preventive maintenance, and timely upgrades or repairs.
5. Resident & Community Relations
- Manage all aspects of resident interaction including onboarding, daily services, complaints, and conflict resolution.
- Promote a harmonious and professional living environment with consistent delivery of high-end service.
6. Leadership & Staff Development
- Lead, supervise, and mentor cross-functional teams to deliver superior service standards.
- Implement training and development programs, conduct performance reviews, and cultivate a service-driven culture.
7. After-Sales Service Management
- Oversee the delivery of after-sales services such as repairs, quality rectifications, inspections, and upgrades for homeowners.
- Ensure prompt response and resolution to service requests with minimal disruption to residents.

Candidate Qualifications- Bachelor's degree or higher in Property Management, Real Estate, Business Administration, Engineering, or related fields.
- Minimum of 10 years of progressive experience in luxury property management, high-end residential, hospitality, or mixed-use developments.
Proven leadership in managing both operational functions and after-sales service delivery within a premium property or resort environment.
Strong financial and budgeting acumen, with experience in managing multi-million-baht budgets and financial reporting for juristic persons.
- Deep understanding of Thai condominium and property laws, building regulations, and co-ownership governance.
Proficiency in managing vendor contracts, service level agreements, and procurement for maintenance, utilities, and facility services.
Demonstrated ability to deliver white-glove service standards and foster long-term resident satisfaction in a high-expectation client base.
Experience in after-sales issue resolution, defect and warranty claims, and coordinating across construction/design teams to maintain brand reputation.
Experienced in team coaching, performance management, and succession planning in service-oriented environments.
Culturally sensitive and able to lead in a diverse, multilingual environment.
Excellent interpersonal and negotiation skills to liaise with executives, co-owners, juristic committee members, contractors, and internal teams.
- Strong written and verbal communication in Thai and English is required.
- Ability to present operational reports, plans, and proposals to senior management and stakeholders with clarity and confidence.
- Comfortable using service request and defect management software, budgeting tools, and data dashboards to monitor performance and drive improvement.
