Job Summary:
The Engineering Management – Senior Specialist should use his/her knowledge to oversee, planning and manage a variety of building activities, ensuring those activities are operational excellence and compliance
With ESG Standard. He/she will coordinate, direct building activities and manage budget that related to repair & maintenance, testing, quality assurance, operations, and implementation of engineering best practice for both owned and leased buildings.
Key Responsibilities:
Building operations and activities
- Oversee, plan and manage for building repair & maintenance on all building systems such as Security Systems, HVAC, mechanical, electrical, piping, plumbing, sanitary, structural components and energy systems.
- Ensure all activities compliance with AIA's policies, Building Law & Regulations and EHS Standards such as Building Audit, Energy Audit, Wasted Water Treatment submission, etc.
- Implement both preventive and collective maintenance plans to enhance building asset reliability and longevity.
- Leverage IoT technologies and data analytics for preventive maintenance and operational optimization.
- Identify and resolve issues related to engineering M&E and energy systems by implementing appropriate solutions.
ESG Leadership
- Develop strategies and protocol for an optimization of engineering systems, to enhance building operations efficiency and reduce energy consumption.
- Develop and execute sustainability initiatives, such as energy efficiency programs, waste reduction strategies.
- Monitor and report on ESG metrics to ensure alignment with organizational goals and regulatory requirements.
- Foster a culture of environmental responsibility among team and contractors.
Project Management
- Plan, budget, and oversee facility upgrades both new installation and collective works.
- Manage allocated budgets effectively and ensure projects are completed on schedule and within financial constraints.
- Ensure timely completion of projects while adhering to cost estimates and safety standards.
- Coordinate with internal and external stakeholders to ensure the successful execution of the various projects.
Risk Management
- Develop emergency preparedness plans to mitigate risks related to operational disruptions.
- Conduct regular safety audits according to AIA's requirement and implement corrective actions as needed.
- Maintain accurate documentation, including drawings, specifications, permits, audit report, approvals, etc.
Vendor and Contract Management
- Review and endorse on the SOW to be clearly identified on preventive maintenance service contract for each building operations systems.
- Monitor and ensure that vendors perform their works according to SOW, SLA, KPI, etc. as indicated in the preventive maintenance service contract.
- Evaluate vendor proposals, negotiate contracts, and manage vendor relationships.
Team Leadership
- Supervise and delegate tasks to engineering teams while providing guidance and support to improve performance and productivity
- Lead a multidisciplinary team of engineers, technicians, and facility specialists.
- Promote open communication within the team to address challenges effectively.
Qualifications:
- Bachelor's or Master's in Engineering (Mechanical, Electrical, Civil, or related field).
- 10+ years of engineering experience, with 5+ years in management for office buildings.
- Experience managing large-scale office buildings (70,000+ sq.m.).
- Strong expertise in HVAC, electrical, plumbing, fire protection, and building systems.
- Proven leadership in engineering team management, budgeting, and crisis response.
- Experience in preventive maintenance, space management, and tenant coordination.
- Familiarity with BAS, energy efficiency, and smart building technologies.
- Knowledge of local regulations, safety compliance, and sustainability (LEED, ISO preferred).
- English proficiency (reading/writing).
- Strong problem-solving, organizational, and communication skills.
