QS Manager

China Construction Shenzhen Decoration Co., Ltd. is a leading construction and interior contracting company specializing in high-end interior works, façade systems, and architectural fit-out projects across Thailand.

We collaborate with major developers and Main Contractors to deliver excellence in design, quality, and cost efficiency on large-scale commercial and data center projects.

• Lead and manage the Quantity Surveying (QS) team throughout all project phases — from tendering to final account settlement.
• Oversee cost estimation, BOQ preparation, and quantity take-off for tender submissions and ongoing projects.
• Develop and maintain project cost plans, budgets, and cash flow forecasts, ensuring financial control and cost efficiency.
• Prepare, review, and manage tender documents, contracts, variations, and payment certificates for subcontractors and suppliers.
• Conduct value engineering and cost optimization analyses to improve profitability and project performance.
• Negotiate and coordinate with consultants, designers, Main Contractors, and internal stakeholders to ensure commercial compliance and alignment.
• Review construction drawings, specifications, and contractual terms to identify and mitigate potential cost or contractual risks.
• Report key commercial metrics, cost trends, and procurement strategies to senior management.
• Support and mentor junior QS staff to ensure consistent work quality and professional growth.

• Bachelor's degree in Civil Engineering, Architecture, or Construction Management (Master's degree is a plus).
• Minimum 5–8 years of experience in Quantity Surveying, Estimation, or Cost Management within building or interior construction.
• Proven experience in managing tender processes, cost planning, and contract administration.
• Strong analytical and negotiation skills with attention to detail.
• Proficient in Microsoft Excel, AutoCAD, and CCS (Candy) or equivalent QS software.
• Excellent command of English (both written and spoken).
• Ability to work under pressure, manage multiple priorities, and lead a cross-functional team effectively.
