The Head of Project Renovation Department is responsible for leading and overseeing all renovation and asset enhancement initiatives across the company's office building portfolio. Acting as the overall Project Manager, this role ensures that renovation projects are delivered in accordance with approved objectives, timelines, budgets, quality standards, and safety requirements. The position plays a critical role in enhancing the long-term value, functionality, and competitiveness of existing assets while maintaining tenant satisfaction and business continuity.
Responsibilities- Act as the overall Project Director for building renovation projects, taking full accountability for project planning, execution, and delivery.
- Lead and manage office building renovation works, including but not limited to washroom upgrades and major hardware improvement projects.
- Control and monitor project progress, construction quality, cost, and site safety to ensure compliance with approved plans and regulatory requirements.
- Ensure renovation projects are completed on schedule in line with approved project initiation documents and annual construction plans.
- Coordinate with internal stakeholders, consultants, contractors, and tenants to ensure smooth project implementation with minimal operational disruption.
- Drive the company's Asset Enhancement Initiative (AEI) and systematic asset improvement programs, ensuring alignment with corporate positioning and tenant demand.
- Oversee the development and approval of renovation concepts, design schemes, and implementation plans, ensuring design completion targets are met.
- Monitor post-completion performance, ensuring no material tenant complaints related to construction quality after project handover.
- Track project KPIs and report progress, risks, and outcomes to senior management in a timely and transparent manner.
- Promote continuous improvement in project management standards, construction quality, and customer satisfaction.
- Bachelor's degree or above in Engineering, Construction Management, Architecture, Real Estate, or a related major.
- Minimum 3 years of relevant experience in building renovation, capital works, or large-scale property projects, with proven experience in a project leadership role.
- Strong knowledge of office building renovation works, construction processes, quality control, and safety management.
- Demonstrated ability to manage complex, multi-stakeholder projects and deliver results under tight timelines.
- Solid understanding of asset enhancement strategies and value creation for existing commercial properties.
- Strong leadership, coordination, and decision-making skills.
- Excellent communication and reporting abilities, with the capability to engage effectively with senior management, consultants, contractors, and tenants.
- Good command of English for professional communication and documentation; proficiency in Chinese is an advantage.
