A luxury condominium located in a quiet residential area, next to CMU. Huan Por Liang Condominium (HPL) is offering an exciting career opportunity for a full-time Condominium Manager position. The ideal
**Position - Condominium Manager, Huan Por Liang Condominium. 2 Years.**
- Responsible to oversee the smooth daily managerial and financial operation of the
Condominium.
- Manage a team of 6 staff members on site. Prepare the weekly activity schedule for staff.
Monitor and evaluate performance on an ongoing basis. In addition, ensuring that staff rosters and all holidays are adequately covered.
- Be the liaison between the co-owners, committee, staff, and other related parties and conduct/attend meetings as needed. Take meeting minutes in Thai/English.
- Prepare the yearly planning both in budgeting and in renovation plans for the management of the building. Create an annual building maintenance plan and staff schedule in order to maintain the building optimally.
- To prepare and propose improvement plans for all aspects of the property and its facilities, including but not limited to cost effective operations, energy savings, access control, safety and security.
- To source, compare and negotiate quotations from external suppliers for any dealings related with the property. Issue invoices upon completion of work. Perform bank payments to suppliers.
- To monitor and review the operation of all on-site supplier’s work, ensuring that those services are performed satisfactorily as agreed to in the contract and at the costs quoted.
- Coordinate will suppliers and ensure the level of work is at the standards that have been set by both the committee and co-owners. Inspect the daily operations of each supplier, conduct meetings, issue warnings and other measures for improvement as needed.
- Manage the petty cash of the building within the rules and regulations of the building for usage and authorization.
- Prepare, manage and ensure that all documents of the co-owners, suppliers and other documents related to the building are up to date and filed accurately and in a timely manner.
- Prepare, manage and support the annual general meetings with the co-owners, providing all the documentation, presentation and support required. Record meeting minutes (Thai/English).
- Support with the communications related to government departments for the building, such as registration of Juristic Persons Manager, committee members, coordination between water municipality, electricity, and land departments as needed.
- To be on-call standby 24 hours a day in case of emergency incidents.
- To maintain the confidentiality of your work at HPL and not divulge sensitive information or personally identifiable information related to co-owners, committee matters and any other HPL matters.
**Ideal Qualifications**
- Bachelor's degree in any field or equivalent level of education.
- Strong administrative skills, especially in document processing and record keeping.
- Knowledge and Experience of the Condominium Act and relevant legislations.
- Good command of English, both spoken and written.
- Positive attitude. Customer Service mindset. Problem solver. Good listener and communicator.
- Computer literacy, MS Office (Word, Excel, Power Point)
**Salary**: ฿20,000.00 per month
